HOW IT WORKS
Sellect Realty is able to offer a rebate to you if you actively assist in searching for a home. You will be provided access to all properties listed on the multiple listing services from Sellect Realty’s website or you may use any realty company’s website/consumer real estate website that has online MLS listings for your search. At your convenience, the exterior of homes and neighborhoods that interest you may be previewed yourself in the privacy and comfort of your own vehicle first to narrow down your selection. To view the interior of homes, your Sellect Realty agent as your representative will make arrangements with listing agents, builders, or owners according to their showing instructions and take you on a personal guided tour. Your participation in the search process reduces costs for Sellect Realty and, thus, the savings can be passed on to you.
A rebate is available on the purchase of any residential home in Athens and its surrounding area or in the Greater Atlanta area with a sales price of more than $200,000 listed on the Athens MLS, Georgia MLS and/or FMLS, new construction homes sold by builders and for-sale-by-owner homes. All sellers must be offering a commission to buyer’s agents.
On a new construction home, you will receive a rebate from Sellect Realty in addition to any discounts or promotions offered by the builder.
You will be eligible for the 1% rebate for a home found and sold from 20 (twenty) homes or less that a Sellect Realty agent has “initially” given you personal guided tours (your first time touring the interior of a home must have been through a Sellect Realty agent) and conditional on Sellect Realty receiving a minimum of 3% selling commission. If the selling commission is 2.5%, the rebate amount will be 1/2%. Sellect Realty is able to offer the rebate by sharing a percentage of the commission with you.
You will receive a rebate “check” issued by the Broker of Sellect Realty at closing.
A rebate check is considered as taxable income; therefore, Sellect Realty will send IRS Form 1099 to you at the beginning of the following year. If legal or tax advice is needed, Sellect Realty recommends consulting a tax consultant or an accountant.
The Sellect Buyer Cash Back Rebate Agreement form must be signed before any rebate will be issued.
The cash back rebate program is subject to conditions, limitations, exclusions, and modifications without notice.
